Work starts on new Leamington KFC and Five Guys

Two of the world’s leading fast-food chains, KFC and Five Guys, are set to open outlets in Leamington Spa Shopping Park. 

Construction has already begun for the two new restaurants, which will become some of the first drive-thru units within Leamington Spa. They plan to open this year; however, the exact date has not been confirmed.   

Both drive-thrus are expected to be open 24 hours a day from Monday to Sunday.

The two outlets will replace a Frankie and Benny’s restaurant, which was demolished in June 2024 after being vacant for the previous six years. Both drive-thrus are expected to be open 24 hours a day from Monday to Sunday.   

The opening of the Five Guys and KFC restaurants will create up to 60 jobs for the local area, according to CoventryLive.  

The construction was approved in 2023 by Warwick District Council, who oversee Leamington Spa Shopping Park.   

Warwick District Council also approved the installation of EV charging stations at the Leamington Spa Shopping Park.  

They were intended to be installed next to the new KFC and Five Guys restaurants, but issues regarding the chargers’ access to power have meant they have had to be moved. 

The new development marks a return for KFC, which was previously based at Leamington Spa Shopping Park; however, the outlet closed in 2015 and was later demolished in 2016.

A spokesperson for KFC said: “We are always looking for new KFC locations to reach our fried chicken fans, which is why we are so excited to be opening a new restaurant in Leamington Spa. 

“We cannot wait to get settled in and bring new jobs to the local community.”

Whilst Five Guys has yet to comment on the new restaurant, the chain is continuing to grow tremendously across the nation, reportedly surpassing the company’s own projections.  

Both the new Five Guys and KFC restaurants hope to become popular amongst all the Leamington Spa population. It remains to be seen whether they will be able to attract  the town’s student customers.
